There are many different kinds of software for these purposes.
Personally I prefer live demos with real mouse/keyboard movements and
voice-over. I use Camtasia Studio 2 from TechSmith for my demos. It is
simple and easy to use, though not as many super-advanced features, and
the editing can be slow. However, its ease of use in recording and
packaging makes up for it.
